The “Mirage Residences Cyprus” offer students a safe, elegant, comfortable and functional space to relax and study.
We have designed all our studios and apartments by taking into account every detail in order to ensure and create the space that fulfill all student needs.
Our studio and apartments are available in different layouts and sizes. They are all fully furnished and include air conditioning, en-suite bathroom, kitchen and high-speed internet.
You will be able to study and rest with the best student and guest accommodation facilities in Nicosia.
The “Mirage Residences Cyprus” comprise of 4 buildings with studios and apartments which are built and equipped with the highest standards and specifications.
All Buildings are positioned at convenient locations providing easy access to all local amenities and within walking distance from the European University and the University of Nicosia. A few minutes’ drive away is the Nicosia town center.
1. Enhanced cleaning and disinfecting of all communal areas.
2. Instructing all staff and residents to practice social distancing and wearing of face covering as per government regulations.
3. Implementing procedures to ensure any student who is unwell is supported.

The booking process is easy and simple. To make a reservation, you must:
1. Choose the type of room you want to book.
2. Fill out the application form by providing all the required information.
3. Read the relevant Residency Agreement and the terms and regulations that will be sent to you and declare your acceptance for signature.
4. Process payments and send proof of payment. Once the above steps have been completed, we will send you a payment confirmation and within 4-6 days we will forward all necessary documents for signature.
To book you will need the following documents:
1. Copy of your ID/passport.
2. Details and confirmation of your accommodation address.
3. Copy of your guarantor’s ID/passport.
4. Details and confirmation of your guarantor’s residence address, to confirm his or her residence address.
In case you decide to cancel your reservation and you have already paid the deposit payments, then the payments are non-refundable.
The duration of the Residency Agreement is 12 months and is equivalent to a full academic year. (Commencement date is 1st September and end date is 31st August of the following year).
At the end of 12 months you cannot extend your Residence Agreement for a shorter period than 12 months. You can however renew the agreement for another 12 months period.
If the Accommodation Agreement is terminated before the agreed expiry date, you will be required to pay all the rent and facility accounts (including any damages cost) throughout the period until the end date of the signed Residency Agreement. For more information, you can request a copy of the Residency Agreement and also refer to the Rules and regulations.
Your apartment is fully furnished and equipped, so you will only need your personal belongings, bed linen, kitchenware, etc.
The rent amount includes common expenses, Municipality Charges, High speed Wi-Fi internet, water and electricity bills. All in line with residency agreement terms and conditions. In addition the rent includes 2 times free cleaning every month.
You can benefit from reduced prices if you choose to pay the annual cost in 1, 2 or 3 installments. With one installment you get 3% discount, in two installments you get 2% discount and in three installments you get 1%. No discount is offered for 4 payment installments.
The dates of payment of the rent depend on the number of installments you have chosen to pay the annual cost. The dates for payment of the installments are clearly set out in the Residency Agreement. (Normally, 1st September, 1st November and 1st January and 1st March next year).
We only accept bank transfers. When paying, make sure you include as reference your name, Mirage Residence Ref. No., and the Room No.
The guarantor is a third party, such as a parent or guardian, who ensures that you pay your rent and other related expenses (accounts, etc.) and that he/she agrees to pay for on your behalf if you do not do so. Details of the guarantor are collected during the signing of the Residency Agreement.
All studios and apartments are furnished with a kitchenette well equipped with fridge, freezer, oven/grill and hob (please note that wok, saucepans, cutlery etc, are not included. Each studio and apartment has its own private bathroom with freestanding shower and toilet, a large desk and a chair, a double bed with a side table, plenty of storage space and a 40” Android TV with Netflix, U-Tube and Prime Video applications.
Yes, you should buy your own saucepans, cutlery, plates, bowls and of course your coffee mugs. Alternatively, if you want us to provide them all in your room prior your arrival you can order the welcome pack at the booking process.
You can add your personal touch to your room, but you are not allowed to make any permanent changes and /or modifications. To avoid any charges for causing damage, please make sure that you leave the room in the same condition as you received it in the first place, unless of course there is physical wear and tear.
It always depends on the device. Any electrical appliances you bring for use in Mirage Residences must be of good quality and have a three-pin socket. Power adaptors are not allowed to be used. (It is always preferable to let us know the additional appliance you want to use).
Mirage Residences provide for use coin-operated laundry and dryer appliances in the basement except if stated otherwise.
Mirage Residences offer free, secure parking on the ground floor. The spaces are not pre-held and the tenants can park in any available space. You may refer also to the Rules and Regulations.
You can park your bike, free of charge, in predetermined areas.
Smoking is strictly prohibited in all indoor areas. Under the terms and regulations, in case you are been identified that you smoke in your room or in restricted areas, you will be fined.
Your rent includes free cleaning (for the defined cleaning areas only) of your apartment by our cleaning team once a month based on a pre-scheduled date and time. More details can be found in the Residency Agreement.
No, pets are not allowed in “Mirage Residences”.
You are requested to inform the management of your arrival details 2 days before you’re travelling date. Once you arrive you will be requested to sign all relevant documents including the list of contents, and make sure that all payments have been processed. The keys are handed over to you once all above are in place. Date and time for handover of keys: Monday – Friday 08:00-13:00 and 14:00-17:00. For arrivals between 17:00-22:00 you will bare an extra charge of 50 Euro. No arrivals will be accepted before 08:00 and after 22:00.
Before you move out, there are some things you need to do. Book an inspection of your room well in advance of your departure date, pack your luggage, collect all your rubbish, place it in the designated bins and thoroughly clean all areas of your room. Make sure your leave your room completely empty and without damages.
The last day you can leave your room is at 12p.m. on the last day of your agreement. Make sure you keep your booked on time your exit inspection.
The amount of the guarantee is refunded within 7 working days from the date of your departure from our premises, provided of course that you have complied with all the terms and conditions of the Residence Agreement and that no damage has been caused to your place of residence.
If you have renewed your reservation for another 12 months and you have entered into a new Contract covering a new period, then you can leave your personal belongings in the room. Please make sure that your have thrown all your excess food and rubbish and cleaned your apartment before you leave for holidays. Have in mind that during summer holidays there may be a need to carry out maintenance works in the apartment.
